It's my third year in real estate and I've learned a ton! I had my first closing my first month in the business, so it is possible to have an immediate income if you are willing to do the work. My first client was a buyer I gained from doing an Open House for a fellow Realtor and I did follow-up calls with all the Open House guests. As long as you are willing to reach out and talk to people then you will find clients. It is sometimes difficult to make the contact but you will find you are so proud of yourself once you do. Offer to do Open Houses for other agents in your office to gain buyers. Listings are the name of the game - that is how you will gain buyers. Help For Sale by Owners by giving them tips to sell their homes because if they do then you can help them buy another home. If they aren't successful selling their home, 75% end up listing with an agent eventually and naturally they will work with the agent that is helpful. Hand out 10 business cards a day - in the checkbook once you pay your bill at a restaurant, in line to those standing around you at the grocery store, etc. As my boss says "don't be a secret agent". Wear your Realtor pin on your coat at all times. People will ask about market information so know the market! Set up appointments to preview 5 listings/week. Know the average days on market. Basically, strive to be an outstanding agent always. I just wrote a blog article that will help - Outstanding Agent vs Okay Agent. It lists all the qualities great agents should possess.

Congratulations Christina! I completely agree with you...you must love people and work to be successful in real estate. I got my license on a Thursday and wrote a contract on Saturday by standing at a booth in a mall looking for home buyers! Who knew? I just convinced these people that the dream of home ownership is possible if they take a chance and we closed within that month! So yes, it is possible if you reach out to people and help. You sound like you have what it takes to be successful. Good luck on your future success!!
Congrats kiddo! Fantastic start. Great advice you were given and are using. I like the "Secret Agent" line. It is so true. Real estate can either be the hardest job that pays very well, or it can be the easiest job to go broke. You will reap what you sow in this business.
Congrad's dont you love it get paid day of closing via wire transfer. I love those $30K commission checks. You go girl have a great week.
Christina,
Great information that you share. Looks like when you got you license you hit it from the get go.
