The economy is horrible! Home sales are way down! Blah, blah, blah!
That is all the media reports anymore. The truth is, the economy and housing market are on upswings according to the experts. It is predicted that by the end of the year we will be in a seller's market. We have actually had slight appreciation in Montgomery County home values. Now is the BEST time to buy! Interest rates are low and there is a lot of inventory available. If you are thinking of selling, why wait until interest rates are high and there aren't many homes available? Be smart - get while the getting is good and BUY NOW! My husband and I are real estate investors, and now is the perfect time to invest if you haven't already. Whether you are buying in order to rent a property, or buying and flipping there are a lot of great deals out there. Take advantage of short sales! Happy house hunting!

I would agree that this is a great time to buy. It does carry some risk, but things are looking much better.

You are right on, people will look back in 12 months wish they had taken your advice. The midwest is turning fast, I have spoke to many people in many markets and they truly believe the worst is behind them and current stats back up that theory. Keep talking and hopefully people will start to hear you!
Christina, You are right on, the market no matter what the conditions are is good or better it is up to you to produce in any market. It does take more effort but with the prices a little down it is a good time to buy but also a good time to sell. I have worked with agents that could not make it even in the best of markets and they always talked about the market being down. I did a blog about a story from Zig Ziggler that tells it like it really is. Read that story and apply to your market.
It is especially good right now. I don't do investors so I am not sure how the mortgage market is for them.
I applaud your optimism. But give me a break. It is not to anyone's advantage to stick our heads in the sand and pretend the sun is shining.
Maybe the market is good where you work. Wonderful, good for you.
And as far as the 'experts,' you must be really gullible to pull that line on us. Who are these experts? The same people who say we are not in a recession?

We just closed 1 deal yesterday for a buyer, recently close 2 listings, and have another 3 under contract. Times are changing.

We are NOT in a recession and your negative outlook and false information is exactly why the general public is afraid to buy for no reason whatsoever. I encourage you to read the news, especially the article published May 29th which states "Although the economy may not be great, it isn't experiencing a recession either" at http://www.kinston.com/news/economy_46808___article.html/vitner_gas.html . There is no denying interest rates are at historic lows, so why wouldn't you encourage buyers to take advantage of this?

Hi Christina,
I have a decent amount of listings; frankly yes - it is a good time to buy, whether investors or moveup or first-time buyers. I price my properties properly (that sounds strange but it is true) and have had to get price reductions on nearly every listing anyway, as time goes on and prices drop. So it is a buyer's market, and that's to be expected.
We saw a rise in buyer interest shortly before the gas prices rose and then they went back into their nests again. Soon, buyers will tire of those same nests and come back out in full regalia to snap up those listings! i believe it - recession or not, life events, life itself, as well as lots of other reasons buyers need to move.
And move they will - into listings we have - as the company that, regionally, has the lowest DOM. YEAH!
