Dayton Ohio Housing Crisis

Congressman Michael R. Turner spoke publicly today with the Northeast-Midwest Institute about the impact of the national housing crisis in the Dayton, Ohio area. 

"Over 6,000 foreclosures were reported across Ohio's Third Congressional District in 2008.  This represents a three-fold increase from a decade ago.  Each of these foreclosures symbolizes a family, a neighbor, or a friend who have lost their home. There's no question that mortgage foreclosures have played a major role in destabilizing the foundation of our economy," Turner said.  "The influx of toxic mortgage loans and economic destabilization has led to increasing home foreclosures, home abandonment, and falling housing prices throughout the country.  The Dayton area has been particularly negatively impacted by this crisis.  It is my hope that this discussion will generate ideas for further federal policies to help address this issue."

Although the Dayton Ohio housing crisis and foreclosures have increased over the last decade, recent home sale prices have drastically increased over the past 3 months. The July Real Estate Market Report in Ohio for single family, residential homes in Montgomery, Greene, and Warren counties near Wright Patterson Air Force Base shows rock bottom is a thing of the past. In July 2009 versus June 2009, the average sale price/listing price remained at 95%. The Real Living Realty average is higher, netting more money for the sellers represented (98%). The average days on market in June 2009 was 132, which is 47 days slower than the Real Living Realty average days on market (85). It is a great time to buy an investment property in the Dayton Ohio area!

The Downtown Dayton local market operates in an historic block-long former 1917 B&O railroad building. It was saved from demolition and renovated in 2001 in partnership with National City Bank. $8,000 Tax Credit Running Out

The $8,000 tax credit is running out! It's a great time to purchase the home of your dreams! Interest rates are low and first-time homebuyers are in luck. Congress passed an act which includes a tax credit for first-time homebuyers of up to $8,000.

In fact, you may be classified as a first-time homebuyer and not even know it. If you haven't previously owned a home, you fall into the category of first-time homebuyer. But did you know that if you haven't owned a principal residence in the past three years, you also constitute a first-time homebuyer? It's true. If you fit either of these categories, the government has created a tax credit that you can take advantage of if you choose to purchase between January 1st and December 1st, 2009. With the deadline quickly approaching, it's important to act fast. In most cases, in order to close on the home by December 1st, you must have an accepted offer on a home by November 1st - which is less than 3 months away as of today.

The government is offering lesser of 10 percent of the cost of a home or $8,000 to qualifying first-time homebuyers in the form of a refundable tax credit. That means, if you owe $5,000 in taxes, you will receive a check for $3,000. If you don't owe any taxes, you may qualify to receive the full $8,000 credit. If you're lucky enough to have the government owe you money in taxes-let's say $1,000-then you could potentially receive a credit of up to $9,000.

The best part about this credit is that there's no repayment as long as you don't sell the home within three years of purchase. If you choose to do so, the entire amount of credit is due back to the government at the time of sale. But this only applies to homes purchased in 2009.

If you fit these qualifications, then congratulations! You're on your way to a great real estate deal.

Maintain Hardwood Floors

Maintain hardwood floors with these tips to keep hardwood floors clean and in good condition.

  • A common problem with hardwood floors occurs when liquid is spilled and moisture seeps into the floor where it gets trapped in the wood. With enough moisture, the boards could begin to cup or dip in the center. To avoid this issue and keep the boards level, be sure to wipe up all spills immediately with a soft cloth. If the floor is located in a humid room, try using a dehumidifier.
  • Sweeping with a soft-bristle broom should be a daily routine. For shoe marks and scuffs, use a soft cloth, wetted with a little water or wood floor cleaner, and squeezed dry. A good way to prevent scuffs is to avoid wearing dark-soled shoes, boots and high heels on the floor. To maintain the hardwood floor, buy a wood stain marker from the local home-improvement store and color the scratch for small scratches.
  • Place small rugs in high-traffic areas of the floor including all entrances and in front of the sink. A rug near the sink can catch spraying water from hitting the floor. Buy floor protector pads for the bottoms of furniture legs.
  • It's important to know what type of finish is on the hardwood floor because there are certain cleaning and maintenance procedures for each particular finish. Keep it safe and always follow the manufacturer's recommendations for the proper care of the floor.

Home Selling Pitfalls

Avoid these home selling pitfalls!

Don't just go with the agent who gives the highest value on the home. Conduct some research to verify the pricing, and consider looking at the competition.

Don't just assume that the agent who sold the house previously will be a good fit on the selling side. Interview more than one person to find out what each has to offer.

Don't ignore offers that don't meet the asking price. By not countering even low offers, the buyer may walk away.

Don't assume that the agent works full-time. Many do not, so be sure to ask.

Don't just accept everything the agent says. Get it in writing. Make sure he or she offers a written marketing plan. Also, understand that once you sign, it is a legal contract for the term agreed upon.
