Home One Stop Shopping

Ohio August Market Report

The August Market Report in Ohio for single family, residential homes in Montgomery, Greene, and Warren counties shows minimal changes. The average sale price / listing price percentage remained at 96%, which is 2% less than the Real Living Realty average. In August 2008 versus August 2007, it now takes 1 week longer to sell homes.

  • Average Square Footage - 1,687
  • Average Listing Price - $134,114
  • Average Selling Price - $129,185 (96% sale price/listing price)
  • Average Days on Market - 110 (32 days slower than the Real Living avg. days on market)

AUGUST 2007

  • Homes Sold - 916
  • Average Bedrooms - 3
  • Average Square Footage - 1,719
  • Average Listing Price - $151,239
  • Average Selling Price - $145,332 (96% sale price/listing price - no change in August 08)

Buying our first home... need help, got some questions!

Here is my response to the most common first time home buyer question:

He has around a credit score of around 650 and I just turned 18 and have no credit. We was wondering what kind of loans are out there and what all we need to do to get them. Any info at all will be greatly appreicated. -Tina, Home Buyer in Celina

Hi Tina!

There are a variety of loan programs available. The best way to find one is to shop around. Call 2-3 lenders for their opinion and rates, but do so within 2 weeks so you do not take a hit on your credit score. Choosing the Best Carpet

When remodeling or building a home in Ohio or elsewhere, don't choose carpet based on color. Instead, take the basic characteristics of a carpet's fibers and construction, as well as lifestyle, into consideration before buying.

Some of the best materials include the following:

  • Nylon: Most carpets today are made of nylon. A very durable and forgiving product, nylon is fairly easy to maintain and is available in various styles.
  • Olefin (or polypropylene): Olefin is often used in berber carpet. It is noted for being practically wear resistant because spots do not adhere to its fibers. However, the drawback is that this soft fiber scratches and mats down easily. I think it is the perfect basement carpet choice, and I have it in my own basement!
  • Polyester: Many polyesters today are made from recycled materials like 2-liter soda bottles. It has great stain resistance and doesn't mat down as easily as olefin. In addition, it is reasonably priced.
  • Wool: Wool is my grandmother's favorite carpet choice. Although wool is a very expensive product, it has a wonderful resiliency and the luxury of a natural product. It is not uncommon to see real wool products 20+ years old that still look almost new.

One Last Thought: Use my mother's rule of thumb and when deciding on carpet and paint chips take the samples home and look at them in the room with both natural and artificial lighting!
