Live Green this Summer

Summer is a great time to take a much needed vacation. Warm weather and additional free time make it the perfect season to hold backyard BBQs, attend ballgames or venture on that dream vacation. Taking a break from the daily grind can recharge your internal batteries, but one thing you should never take a vacation from is an eco-conscious mindset. Here are some tips to make your summer look and feel its greenest.

Keep it Cool
It's unavoidable. That sweltering summer sizzle makes air conditioning a must, but be sensitive to overuse. By turning up the thermostat just a few degrees, you can save yourself a lot of money while being environmentally conscious at the same time.

Green your grill.
Try propane instead of charcoal or wood briquettes because it produces a much cleaner burning option. If your inner grill master yearns for that signature taste, consider a natural product like those produced by Cowboy Charcoal. When you're finished with your grill, use natural cleaning products to avoid chemical residue. Tests show that they are just as tough on grime as traditional cleaners.

It's party time.
When possible, use real plates. If the situation requires disposables, utilize eco-friendly options. Many grocery stores offer paper plates that are made from recycled materials. Plastic straws can take hundreds of years to biodegrade. Instead, give Twizzler straws a try. They are especially good for children's birthday parties because the kids can eat the straws after finishing their drinks.

Avoid bug bites.
Traditional products work well at repelling mosquitoes, but they also may poison welcomed guests such as birds or butterflies. Even your family dog could be subject to an unhealthy dose of chemicals. Products, such as garlic barrier provide an effective and environmentally friendly alternative. Also consider planting rosemary as a natural solution for keeping bugs away.

Have Good Neighbors?

Here's how to be among the "good neighbors"!

The Yard
Everyone appreciates a nice view, but not necessarily directly into their neighbor's home. Be sure to place trees in areas that will benefit you both. Planting a tree that provides excellent shade coverage, but obstructs the neighbor's view of the local pond is inconsiderate. Instead try placing the tree in an area that will defer the direct view into one another's homes. Be sure to keep the grass mown and remove any weeds, fallen branches, or pieces of trash. Keep in mind that the neighborhood is a reflection of the homes that comprise it.



Noise levels
Living close to your neighbors brings many challenges, and noise levels are often one of them. Is the music too loud? Is the dog barking too much? While you and your neighbor might have the same taste in music, they may not want to hear it in the middle of a romantic dinner. If you are going to have a party or be particularly loud one evening just be courteous and let them know.

Pets
While birds chirping in the morning may be soothing, waking up to endless dog barking is not. With all pets, remember it's the little things that count. If there are children around be sure to keep a close eye on the animals. Cleaning up their waste in a timely manner is always appreciated. You may also consider lining your property with a fence.



Safety
If you see someone snooping around your neighbor's home in a suspicious manner, don't just sit there. Contact the appropriate authorities. Keep your eyes and ears open. You don't have to stop there. Setting up a neighborhood watch program is easy and will make everyone sleep a little better at night.

Preparing Your Move-In Budget

Before deciding where to position furniture in your new home, clean the floors, countertops and other surfaces. Cleaning supplies may be costly, but they have a long life. Purchasing concentrated liquid cleaners is a beneficial tactic because you receive twice the cleaning solution for almost the same cost. Using paper towels instead of reusable rags creates unnecessary waste, which is actually more expensive in the long run. Try purchasing a steam cleaner for your carpet. If you can't afford one, rent one for a fraction of the cost.

After cleaning, start repairs. Even if major power tools aren't required, other tools and repair items can add up quickly. The most frequently used repair materials are nails, screws, calking, putty for patching holes and wood glue. If painting is in the plans, make sure to stock up on items including paintbrushes, rollers, paint can openers, painter's tape and drop cloths. Painting supplies add up fast, so be careful. At the same time, you don't want to skip out on these essentials- wet paint on your new carpet creates a whole new category of expenses.

Once the paint has dried and your belongings are unpacked, you may realize there's less storage in the new house than anticipated. Start by creating a new organizational method. Quality storage units can be costly, so remember to save some money for new units and other small furniture pieces.

Other unexpected costs associated with buying a new house are outdoor entertainment pieces and landscaping adjustments. To help enjoy your new backyard, purchase weather-resistant furniture including a patio table, lawn chairs and a grill for summer barbeques. As far as landscaping, a new lawnmower is a costly, but necessary outdoor maintenance must. Other landscaping tools include a leaf blower, shovels, rakes, watering cans and hoses. Buying new flowers and trees are important, and while at the store, you may find the need for items like bird feeders, water features and garden sculptures.

Most importantly, plan ahead! Inventory potential new home costs before move-in day to plan for a financially smooth transition into your new home. Remember, no matter how well prepared you are, there are always unexpected costs.

Interview with Judicial Candidate

I had the opportunity to ask Margaret Quinn, candidate for Judge of the Court of Common Pleas in Montgomery County, Ohio some questions. Here are her responses:

1.      Why are you running for Judge?

A:  I am running for Judge of the Court of Common Pleas in Montgomery Co. because I am eager to continue my career in public service. I also feel that my nearly 27 years of service make me the more qualified candidate for the position.


2.      If elected, would you make any changes?

A:   As a Judge, there are few opportunities to affect policy changes. This is a matter I believe,
 appropriately left to the Legislature and the people. However, I am very interested in working with
local officials to tackle the problems facing our County Judges today; problems of docket backlog, 
prison crowding, and  barriers to efficiency. The criminal docket in the Common Pleas Court is burgeoning
and the efficient, fair and impartial disposition of a case is paramount to the dispensation of justice- Plainly, the public and the defendant each deserve their day in court! I also  would be willing to cooperate with County officials in employing alternative sentencing  when appropriate, and with helping prisoners who have completed their commitments transition to productive members of society.



3.      What do you support?

A: I support the Integrity of our system of Justice, and the impartial application of our laws. 
My values are the values of Montgomery County.  I support any individual or group of citizens
committed to Public Service, Integrity, Honesty, Dignity, and Fair Play.  As a candidate for Judge, 
Ohio's Judicial Cannons  of Ethics forbid me from endorsing candidates, parties and measures ( such as how I would rule if a particular issue or case came before me, or do I believe that a particular law or sentence is correct). I support the right of the public as well as the defendant to impartial and timely justice. I have supported several community efforts to make Montgomery County a better place.  Most recently I have given time and financial support to projects whose goal is to end homelessness, both within the city, and at the Veterans Hospital.


4.      Why should Montgomery County vote for you?

A:  Regardless of race, ethnicity, faith, political affiliation,
income, or orientation, as citizens of Montgomery County we share a
common interest rooted in the pursuit of Truth and Justice for all.  I
have served this common interest as a public servant for the last 27
years; first as a litigating attorney for the Air Force Logistics Command at
WPAFB, and then for the last 23 years as an assistant Federal
prosecutor here in Dayton.  My experience in this position has
afforded me the opportunity to bring criminals of all types to
justice.  I have prosecuted drug traffickers, organized crime and gangs, violent offenders,
counterfeiters, money launderers and other forms of white collar criminals.  During that time, I have
formed close relationships with local, state and federal law enforcement officials as the  lead prosecutor
on several task force initiatives. The experience I have gained over the last quarter of a
century, litigating in a courtroom, makes me uniquely qualified
amongst the current candidates to continue working for the citizens of
our community.  I would like to continue working as a public servant,
ensuring the safety of Montgomery County, through the fair, honest,
and impartial application of our laws.  I would also appreciate your
vote, and confidence in this endeavor.

Switching to a Seller's Market

According to CNNMoney.com, we are "on the path to a housing rebound". However, the housing rebound is unique to each neighborhood. Stating a national housing market report is similar to having a national weather report! The weather is different in each city, and the housing market differs in each city as well.

The housing market report for Dayton, Ohio shows a promising future. The good news affects employees at Wright Patterson Air Force Base due to the addition of 3,800 jobs between now and 2011. The numbers are gradually but definitely switching to a seller's market. Yahoo Real Estate reports that the number of homes for sale nationwide in April 2008 was 93,000 less than in April 2007. Trulia.com states that in the Dayton, Ohio area in April 2008 - June 2008 4-bedroom home prices rose almost $20,000 on average since that time period the previous year!

How to Choose the Best Realtor

  Not only is marketing important in the sale of a home, but service is just as important. Don't choose a broker based on price. Why choose a Realtor that gives the highest estimate of sale price? The best Realtor will have the best Highest Price Analysis and will be HONEST about the price. Don't choose the Realtor that gives an inflated price and asks to reduce the price down the road. What determines the price a home will sell at? Square footage and location!
