Dayton Dragons Baseball Game

Security System Benefits

Other than the obvious peace of mind, security systems offer an additional benefit. They actually lower your home owner's insurance! I have ADT and I believe the outside security system signs alone are a theft deterant. Do you have a security system, why or why not?

8 Open House Tips

  1. Advertise in your daily newspaper. Write colorful, descriptive ads and place them in picture classifieds or open house directories.
  2. Set out Open House directional signs.
  3. Remove all vehicles from the driveway.
  4. Open all the drapes, blinds and window coverings -- let in that light! Read this article for more home staging tips.
  5. Turn on every light in the house.
  6. Turn on soft music.
  7. Have available four-color flyers filled with photos, financing options with monthly mortgage payment information, and a Comparative Market Analysis.
  8. And finally, ask for feedback!

No Cost Home Staging Tips

  • Declutter!
  • Remove rugs and collectibles from every room.
  • Get rid of everything on the kitchen counters, including appliances.
  • Remove as much as you can from closets.
  • Scrub floors, walls, and windows. Pay special attention to the microwave, oven, and refrigerator.
  • Focus on the feature rooms, the living, dining, and master bedrooms. Additional bedrooms are best left empty or minimally furnished.
  • Arrange the furniture to show off each room's best features.
  • Set the dining-room table with napkins, plates, and flatware.
  • When showing the house, turn on soft music.
  • Don't light candles since buyers may be allergic to the scent, and also may think you are trying to cover an odor.

What do you do to remind your client that you exist? I email my 500+ contact database a monthly newsletter, I send eCards on holidays, I mail postcards to everyone twice a year, I call my past clients twice a year, and I send a Xmas card. Your Summer Home Garden

I have a black thumb, not a green thumb. Everything I plant in my home garden usually dies, so I can use all the tips I get! I thought I'd share the garden advice I received in the real estate office today from two fellow Realtors. Apparently, slugs and snails cannot tolerate caffeine. Spraying coffee on your home garden repels these pests. Use the coffee in moderation to avoid harming your plants though!

The FSBO Garage Sale Effect

Statistically, Realtors sell homes for more money in less time than a FSBO (For Sale By Owner). How much more? Well, my agency's average sale price to list price is 98% and we sell homes in an average of 78 days. That's very quick considering we have the least days on the market of ALL the agencies in the Dayton area. It is reported that the average home sold by owner sells for 90% of asking price. If those home owners hired a Realtor and paid a 7% commission then they would still pocket 1 - 3% more money versus selling it on their own. The reason? The garage sale effect. Let's say you go to a garage sale, see a brand new chair that you know retails for $100 and they are selling it for $70. What's the first thing you do? Ask if they'll take $60! It's the whole purpose behind garage sale shopping - to find a bargain. It's that very same reason people shop FSBOs - to get a bargain. I am so confident that I will do a better job than those trying to sell their home on their own that I offer 2 unique guarantees. I tell all my clients, if you aren't happy with my services then I will cancel our agreement, no questions asked. I have never had to do so, but I will. I also offer a Sale Guarantee Plan. If I don't sell your home in 90 days then I reduce my commission to 3%. Why would you go through the hassle of selling your home on your own?
